According to the National Home Watch Association (“NHWA”), Home Watch is defined as a visual inspection of a home or property, looking for obvious issues.

In order to receive accreditation, NHWA members need to pass a background check and insurance and bonding coverages  must be verified. Each member must abide by our Code of Ethics and set of standards.

    Kirk Creek will do the following as an Accredited Home Watch Service

    • Conduct documented visits to your property that can prevent or lessen property damage.

    • Create a presence in your home which may deter squatters and other intruders

    • Deliver consistent and accurate information to you during your absence.

    • Look for leaks, insect infestations, mold, and other potential issues.

    • Address problems for condo/coop owners, such as water problems in an overhead unit that can create major damage to the unit below.

    • Act as your liaison between providers such as contractors, associations and Realtors

    • Implement customized services as required

  • Interior of home:

    • Ensure security system is functioning

    • Check fire/smoke/CO2 alarms

    • Check temperature/humidity settings on thermostats

    • Check for vandalism

    • Inspect for obvious pest presence or insect infestation

    • Check for water leaks

    • Run water in sinks and baths – check under sinks

    • Flush stagnant water in toilets

    • Run garbage disposal

    • Check appliances (cycle dishwasher & washing machine monthly)

    • Check windows and doors

    • Check lights and fans

    • Check breaker box

    • Check water heater/water system

    • Inspect air filter(s)

    • Change timers on lights

  • Exterior of home:

    • Remove junk mail/flyers from mailbox and front door

    • Inspect yard and planting beds for trash and weeds

    • Monitor landscaping

    • Perform visual inspection of siding, roof, and gutters for obvious issues

    • Check for drainage issues

    • Check doors and windows for signs of break-in

    • Inspect for vandalism

    • Inspect for obvious insect infestation or pest presence

    • Check exterior lighting

  • Kirk Creek will provide a complete compilation of observations and photos from the property promptly after the Home Watch Inspection/Check, which is sent to Client and uploaded to a secure portal for Client review.
